I own a duplex in Georgia. I live in one unit, and I want to rent out the other. Do I need to get my new tenant to sign a Georgia ”Apartment Lease” or a ”Residential Lease?” What’s the difference?

There is no legal difference. Of course, one may be geared toward an apartment and one toward a single family house. There are a few laws that cannot be contracted out of, i.e. changed, by the terms of the lease, but otherwise, you and the tenant are free to dictate your own terms of the lease agreement.

I am not aware of any difference. A lease is a lease, although my form may differ from another attorney’s. The landlord/tenant law of GA is included in O.G.C.A. Sec. 44-7-1 et seq. You can search the GA code at http://www.lawskills.com/code/ga/
