(1) Get another tenant. (2) sue the old tenants for early termination of the lease, and the income you would have had if they stayed.
For instance the Lease term is from January 1, 2002 to December 31, 2002 at $100.00 per month.
After 3 months and having paid $300.00 tenant abandons. There is now 9 months left on the lease. Landlord is entitled to $900.00. You are also entitled to the cost in trying to secure a replacement tenant. This total amount will then be reduced by the total amount received for the remaining 9 months if you do eventually secure a tenant. For instance, if in month 8 you secure another tenant at $100.00 a month, then you would only be able to recover $100.00 for month 4,5,6, and 7, plus the reasonable costs of trying to secure and advertise to get the replacement tenant.
