Broken Rental Lease
My son moved in and signed a lease with a couple. A couple that moved out was destructive to apt and leaser did not inspect apt before son moved in. The remaining couple had domestic fights and damaged apt. One half of couple moved out and left my son and other to pay bills. My son was giving monies to person and she was not paying bills. The lease was broken 2 months and total fees in court for damages and rental totaled 6000.00. I contacted leaser to offer settlement of one third of cost but was told they are all held responsible till 0 balance. We know other parties will not pay. What course of action may we if any. We live in the Commonwealth Of VA.

Residential lease
My lease ends on 5/31/09. My landlord now tells me he is selling the property and the house will be actively on the market. Can I end my lease if I don’t want people coming through my residence? Is there a provision in my lease that deals with this issue? What are my rights?

Rental Lease
My son is renting an apartment w/ a 1 year lease. Tenants below are smoking and the smell is making my son very sick. Landlord said nothing he can do because it doesn’t state in the lease that you can’t smoke. Landlord told them when they moved in that you can’t smoke. Landlord told me he hopes they burn the place down since it stinks so bad now. Other tenants are complaining of smoke smell too. Can my son get out of his lease early and get his security deposit back? He is allergic to cigarette smoke and has been since he was a baby. Thank you for any help you can give us. Apartment Community Guaranteed Heating and Cooling Cost
I recently completed a short term rental lease (7months) on a brand new apartment while my new home was being built. Outside the complex was an enticing sign that said, “VA Power presents $1.oo a day heating and cooling costs guaranteed by Comfort Home of Virginia.” We signed a lease and moved in December. January was one of the coldest and snowyest on record. I soon found my electric bills to be as high as my former(much larger)home. I approached the site manager on many occassions, even giving her copies of my power bills. She could offer
no explaination, only that she would pass it along to the complex owner. She did send a maintenance person once who said the themostat may have been installed slightly tilted which may have had an effect. They told me it would go back to the subcontractors. Bottom line–we moved out and nothing was done. I have called Comfort Home. They said that the heating/cooling cost were based on an averaged determined from a controlled study and what the owner chose to do with the info was his affair so far as advertising. VA power said the kilowatt usage was estimated very, very low in the controlled study and not realistic at all.

In a letter from a real estate agent about my termination of the rental lease, he said on company letterhead, ” I am disgusted by the way you left the property and I find the way you skipped out on the lease and the condition you left the property in to be completely disrespectful to myself & the property owner & speaks volumes about the type of person you are.” He goes on about skipping out on the lease which I did not. I submitted a letter and faxed within the proper 60 day time requirement. Many people in the office saw this letter and totally embarrassed me. Is there anything I can do legally?
