Landlord in fear
My Grandfather has an apartment next to his house that he rents out. He has been renting it over the last year to a couple who have turned out to be nightmare tenants. He rents it on a month to month basis, and he has asked them to move out verbally but they refuse. He has had two thefts in his house in which he was on the property but away from the house and the tenants were the only others on the property. He filed a police report on the thefts but is afraid that if the police question the tenant he will become violent and hurt him, as the man has a tendancy to act violently. I need to know what my Grandfather can do legally to get these tenants out ASAP. Does he send the man a 30 day termination of lease letter via certified mail? If so and the tenants still refuse to move what can he then do?

Rent to Own Issue
We were doin a lease to own agreement for 248950, with a 12 mnth lease initially. We attempted to purchase the home in the first month and were unable to close due to the seller not being able to come up with their funds. The seller now comes back and says that we will have to purchase the home for 260000 and we do not agree and we now have another home we would like to purchase. we have not recieved a ratified lease agrmnt since the failed close and want to give our 30-60 day notice so we can move to a new home. Is the initial lease agreement still in effect or are we now considered month to month tenants? Is there anyway we can get out of the lease, giving a 30-60 day notice?

Terminating a lease
I have lived in the same apartment for 1year and 3 months. When i renewed my lease i chose the 6 month lease option on my application because i knew if i got into college this fall i would probably be moving in august. So i am getting all my college plans schedualed and i call to see what the fee will be to break the lease. I have always known it to be one months rent due at departure.The property manager said ‘no, there is no fee your just responsible for rent up unitil march unless we find someone else to rent it. I was like hold up, 7? No it should be 1 b/c i only signed a 6 month lease—she said ‘we dont have six month leases’ so i asked for a copy of my recertification and she said ‘we dont give out copies of that but if it said 6 months it was for one of our other properties’ this is ridiculous–as far as i’m concerned if its on the application then they need to own up to it—-b/c if they would have told me they only do 1 year leases i would have found somewhere else to live or done month to month. Isnt there any type of clause about going to school or moving due to a transfer with your job. I know the people at my complex wont even try to rent it out if i am responsible for paying for it anyway. . Please help!!

In Virginia, as a homeowner, If I rent a room in my home, for $400 per month, on a month to month basis, and someone pays me only $200 after agreeing verbally to rent the room on the 1st of the month, but hasnt moved in yet…and on the 8th cancels the agreement, verbally, because they lost their job, do I by law have to refund their money?
