Prorated first month’s rent
my first month’s rent was prorated back in Oct. 2005. Due to a tree problem in the yard. So I paid $1300 in security not including my last month rent. Now two years later my landlord wants to take $650 from my security for the first month’s prorated rent. Can that be legally done? By the way it has always been a month to month lease.

Pet owner tenant/landlord rights
Is it legal for a landlord to give a tenant who no longer has a lease, but is on a month to month an amended lease agreement stating there will now be a charge of $100.00 per month for anyone with pet/pets? No charge or penalty was ever listed in the original lease. Does he not have to give more that 15 days notice of this change if it is legal?

I lived in my apt for one year with a one year lease. After that in Feb it became month to month. On MArch 6th we told my landlord we were moving. In my lease it did say 60 days notice but she told us that as long as she rented the place by the end of the month she would give me my security deposit back. Well she insisted we move out by march 30th because she had someone moving in March 31st which they did. Today i got a letter from her stating she is keeping the whole deposit due the house being dirty(fan had dust on it and the oven was supposedly dirty and a few minor things. She even asked for my forwarding address so send the check knowing full well she had no plan on sending it due to breaking my lease. She never lost rent moneyand she refuses to give me back my security. How can i get it back. i live in PA

Tenant cant pay rent
I have been renting rooms in my house to make ends meet until I sell it. The renters knew the house was for sale before they moved in . One renter tells me the day after rent is due she cant pay the rent because she cant work as it’s to stressful for her and if I need to evict her then do it . There is no lease as its month to month. I am on a very tight budget and at a loss as to what my next step should be. Can you please help me.
