I am a landlord and my tenant only gave us about 13 days notice that were leaving (we have a month to month lease)

They left 4 days into the following month and now they want the security deposit back. I never got rent from them on that month.

I also never told them where the secuirty deposit was.

Will I be forced to pay the secuirty deposit or double for that matter or can I keep it for the rent that they did not pay

I was recently informed by the local zoning department that the basement apartment that I have been renting on a month to month for the past 7 months is illegal. I believe the landlord would owe me 6months rent in relocation assistance, however the very same day that I was informed, a representative for the bank informed me that the house had been taken back in forclosure. Apparently the house had been in pre-forclosure prior to me renting, and that there had not been one mortgage payment since. Do I have recourse? Since the bank now owns the property, does she have right to come back in? Can I hold her personal property in leau of payment? Am I out the money because I havent made a payment to the bank on the illegal apartment? etc etc etc

2 years ago we moved in to our apartment. We had to sign a year lease. the second year we had a choice of a year lease or a month to month. we chose month to month. We are still in that lease and we are moving to Connecticut for new employment, so we were declined a month to month. so now she says we are breaking a year lease that she automatically signed us up for and now we have to stay for a year, which we are not doing or pay her 10,000 which we are not doing.
what options do we have?
Can she do this?
We did not sign any lease for a year. There is nothing in our original lease that says she can automatically sign us up for a year.

advice on filing landlord tenant complaint
we have a month to month lease, have already given 30 days notice to vacate–tenant still there so we are getting ready to file a complaint–problem is knowing how best to word the complaint–is just wanting tenant out sufficient? We have many reasons to want him out but the instructions for filing say witnesses must be in court, that statements cannot be used–we don’t want to ask realtors and neighbors to come to court–so should we just stick to what we can say personally? thanks!
