Warranty Deed Protection
We bought a mobile home 15 yrs ago and got a notorized Warranty Deed and now that we are trying to finalize a sale of the property a deed issues arose during the title search. We have been told we will need to quiet the deed and will need to put $5000 in escrow for the lawyer. Does the Warranty Deed protect us and make the person who sold us the mobile home financially responsible and if yes, if the man is no longer alive, is his spouse, who signed the deed also, responsible to clear up the title issue? Can the seller of a house legally be held financially responsible for the repair of major appliances (such as a furnace) if it can be shown that said appliances were in serious disrepair before purchase of the house? My wife bought a mobile home in Portsmouth, NH from the state, who owned it due to the previous owner of the house passing away with apparently no legal heir(s). There was no mention of the fact that the furnace was in serious disrepair in any agreements that were signed by my wife, nor was there any mention of this fact in the inspector’s report. The inspector actually verbally reported to my wife, in my presence, that the furnace was in good working order, and made no mention of any defects within the inspection report. Can we bring either/both the state and/or the inspector to court in order to recoupe our financial losses (around $4,000 so far…)?

NH eviction Laws
Because I was a few months late on paying off my rent, my landlord has decided to evict me a week before the lease is up. Now he gave me a notice to quit AND an eviction notice in the same day, but he has not involved to county sheriff or the courts in the eviction. Is it legal for him to do that? Can he legally evict me without any notices either from the sheriff or delivered by a sheriff?

I own a home deeded ” Joint tenancy w/ right of survivorship” w/a FORMER girlfriend. I wish to sell, she either does not, or is dragging her heels while the housing market implodes and the possible selling price drops. Several questions. #1) As a Joint tenant, may I sell MY half interest in the home?? #2) The ”X” has been making noise about going after the assets of my new wife to compensate her for losses on the house. Notice to Quit / Eviction notice
I am looking for some advice: I recieved a notice to quit from my landlord of the apartment I rent. It states that I have exactly one week to vacate the premises. I pay this landlord by the month. It is two weeks into the month and I have not paid rent to the landlord, but he does have a full months rent in a security deposit. (there is and will be no damage)
This eviction notice was served in hand to me by my landlord and it looks like something he made on his computer. It is signed by him only.
My question is: Since I pay rent by the month, shouldnt I have a months notice to vacate? Also if I dont leave on the date of his homemade notice, and leave instead on the 1st of next month,(when my new apartment is ready) is that illegal? Is his notice legal?
Please help if you have any advice. Thank you.
