accident responsibility
my nephew bought a vehicle and since he didn’t have a license or insurance, he allowed someone else to drive the vehicle who said he did have a license and operator’s insurance. then the individual had an accident, and it turns out he had lied to my nephew, and his license was cancelled and there’s no such thing as operator’s insurance in the state of minnesota. who is going to be responible for the accident? also, my nephew never had the vehicle title transferred into his name, so although technically he might own the vehicle, there is no paperwork or title transfer on record, not even a bill of sale.

Landscape Breech of Contract
I have a contract with landscaper to complete my new home’s yard including retaining walls, paver installation, irrigation, sod and plants. Since the walls were put up 3 weeks ago I have not heard from him. We had a different contractor come out who had done landscape work for us at a previous address and look at the wall construction. His assessment: the work is substandard. A recent rainfall put several of the walls out of level. This was the only work that was ”completed” per the contract on which I have already paid half. I am wondering what, if any, recourse I have with this contractor.

eviction
I just purchased a triplex and was told on Closing day that the only renter still left in the Apt. had not paid rent in 2 months. I then told the
renter if he did not have Sept. rent paid by Sept 1st he would have to move. He didn’t and hasn’t. He is a total deadbeat. Is there anyway I can evict him without going through the Court system (will take too long,)I need him out by Oct. 1st. Conciliation Court is a joke, the deadbeat doesn’t have any money, no job. He is not going to come up with rent because a Judge tells him to.
I gave him a renters application to fill out and he refused.
The previous owner of the house signed a rental agreement with the deadbeat (not me), however he never took the deadbeat to court and never told him to leave!!!
Please find another legal way for me to get him out in 2 weeks. Please.

Living will
My parents signed their home over to all three of their children four years ago with the agreement they could live there until their death or they moved out. My father has died and my mother has moved. My mother would like to sell the house and so would we. I have one sister that refuses to sign to sell the house because she felt the house should have been hers. How can we sell if she will not sign?
