2-year lease required?
I don’t know if this is specific to Montgomery Cty or to Md state, but I understand residential leases have be for at least 2 years. I am planning to renovate and rent out a house that will be held in an LLC of which my disabled sister is the owner. (I am the manager of the LLC and her legal guardian.) If she is able to live on her own again before the two years are up, can she move in there? Is there a provision for owner move-in?

Legal Separation
My husband wants to leave the marriage after six months. He is paying the two months fee to break our rental lease. We each have been paying 1/2 of the rent. Is there anything else that is due to me? I know that I have not cheated and he pays for my insurance through his job.

Power of Attorney
My mother gave me power of attorney over four years ago through a general power of attorney document. The document designated me an attorney-in-fact and that no guardianship proceeding for property be instituted in the event of her disability. Additionally the document stated it is a durable power of attorney and that any court appointment of a guardian will be me. My mother is currently unable to make decisions but I have found out that she gave someone else power of attorney after me. Which document can be legally invoked and shouldn’t I have received a notice of revocation? If so and I did not receive notice then what?

If you change a will by changing addresses must this be typewritten and witnessed? If witnesses needed, do they sign by the address chages or at end of document and reference the address changes they are witnessing
If you added page numbers is this a codocil?
I also changed a portion of the estate going to an in-law? Is this witnessed the same as above.
Does the procedure for above also hold true for General Power of Attorney and Advance Health Care Directives.

Does access to the safety deposit box of a deceased person always require the approval of a court? Or can the box be accessed by legally appointed trustee of the deceased estate, the appointed personal representative of the deceased, or the person appointed with durable, general power of attorney, without a specific court approval?
