My Mother just passed and she was buying a mobile home. There is 13000 left on payments. Can I take over her payments without telling the co. What will happen to her bank accounts?

All of these accounts are in joint ownership with different relatives.(none of which are a spouse) Are all funds subject to designation to a nursing facility if and when the time comes? We live in Maryland State and we like to our relative to deal with buying residential real property for us in the California State. We like to execute Power of Attorney assigning our relative as our attorney.
Q1) Could we use Maryland State power attorney or California State one, sign it and Notarize in Maryland State and send it to California. Is there a special type of power of attorney for this purpose?
Q2) Can both I and my spouse sign on the same power of attorney do we need to send separately two powers of attorney tot he same person as we like to property in both our names.
