Our tenant moved her boyfriend in / she was the only one on expired lease & she is now renting month to month / boyfriend beat her up & now she wants him out / he is refusing to move out / what should she do & is there anything we can do to help her?

Hello, I live in a 4 family apartment complex and my circuit breaker box keeps going off when I use some household appliances at the same time. I am unable to use an electric heater and microwave at the same time. 2 days in January we were out of electricity and the landlord did not do anything about it. We called our own electrician whom we paid $40 He sais the problem was that we only had only 2 wires and one of them burnt off so we were using only one wire which was dangerous. He “bypassed” some wired to provide temporary solution which is still dangerous. He advised the landlord that we needed a better cuircuit breaker with at least 3 wires like the other 3 apartments which will cost him $250. He refused to pay for it. We spend $ 128 to buy ice, fuses, travel to stay with family for 2 days. When I asked for my money he said I was nut that he was not paying for my negligence and if anything I should split the cost of the circuit breaker with him. There are countless repairs that need to be done ( boiler we need to refill every night, paint peeling from the kitchen ceiling due to leak in the upstairs apt, mice infestation…). Can I withhold rent until he fixes everything or I an just move without notice ( I have a month to month lease)

We orginally leased a home on 3+ acres in 2/03 for 1 yr after that we became a month to month tenant. Our property is managed by prop mgmt co who took over after we signed lease and moved in. In late 03 unknown to us, our prop. owner entered in to a agreement with county which resulted in his receiving over 62K and they a 40ft perm easement. We did not find out that the sewer project was going to be ran directly thru the front of our property, and would include the removal of a ”berm” (10 ft tall dirt wall providing privavcy & sound barrier from very busy blvd. that was the length of our property) since 3/05 when the cty told us and imd removed berm we are living with increased traffic noise contractor workers on our prop. no privacy, alot of dust, my horses being boarded (they have never been in over 6-7 yrs and resulted in several problems and now after 6 months of that, we now get a 35 ft deep pit so the can underground trench pipe! cutting us off from parking and overall enjoyment of our prop. we were never notified the owner was paid alot of $ & we get 0$ & all the grief! We want to move but are unable to because of not having $ to move,etc we are cautious about suing . Need some advice fast!!! we are in sacramento area THX

Commercial Lease agreement
I am a tenant who needs to renew my lease at a commercial property. The new owners added a clause in the new lease agreement to make me responsible for the rent if I sell the business, how can I protect myself? Can I add a clause to remove my obligations after I sell? I am month to month right now, they need to close our restaurant to repair a wall and maybe replace the floor due to new law requirements due to water damage from years ago. Am I responsible for the repair cost?

We have a month to month agreement with the renter. We originally signed up with an acquaintance and said the he will move in with other family members, the other family members moved in but he ended up not moving in. We have been getting the rent from the person who is on the signed agreement. We were originally going to do a loan mod on that property but since we are no longer occupying it, we can’t and now we are doing a short sale. They do not want to work with us and this month stopped paying the rent. We gave them a notice of nonpayment and said that if they don’t pay, there will be a lawsuit filed against them. What additional action should we take to get them out?
