Removing a tenant who rents a room in my home
Last month I gave 30 day notice to a woman who rents a room of my home on a month to month basis. She violated the contract she signed when she moved in by repeatedly smoking marijuana in my home and drinking. Also, she is a schizophrenic and went of her meds and scared myself and my other two tenants. Her 30 days is up this week.
My question is–she took off two weeks and go and has not been back. I heard through her sister that she is staying in a motel. What can I do to get her belongs out of my home. I rely on the rent from my tenants to pay my monthly payment. Can I write her of my intentions to remove her belongings and store them in my locked garage? Her mental state she may not even understand. I feel I have a real predicatment and am a little more than anxious. I’m also a little afraid of her, and want to change my locks. Help!! Financially I can not afford to go to court.

When i rented my apartment 9 years ago i signed a 1 year lease after this lease expired i was not offered a renewal.
The apartment building has changed owners at least twice during my tenancy and have not been offered any kind of renewal from any owner.
By my understanding my lease became month to month after the first 1 year lease expired.
My question is this, can the current owner 9 years later (i am still living in the same apartment) with out notice suddenly give me a 1 year lease to sign which has already started and 6 months into the lease already without my knowledge?

Tenant unpaid rent
Back in February I had 2 tenants living in my rental property on a month to month lease with the understanding each would pay half the rent and utilities a piece, that if either left they would be required to give a notice to such effect. One of my tenants left without such notice and have left many of their belongings in the rental property and have not come back to claim such property since the first of February.
Since I have no contact information and no known residence of where they live now, the courts will not let me execute a writ or possession or warrant of debt for unpaid rent, because there is no known address to serve court papers to. Can I as the landlord now claim the property left behind as my own legally, or what course of action do I have to dispose of the processions that were left behind?

If I have a month to month lease with someone and the rent is due the 1st of the month. I decide on 10/10 not to continue, what would the earliest date I can give them to be out by. I know 30 days but does it have to be a full month. So either 11/11 or 12/1

Breaking a month to month lease
We have been living in our apartment for going on 5 years now. We signed a 1 year lease when we first moved which became a month to month lease thereafter. In the original lease the landlord put a clause that tenants can not move out between the months of November and March. Can this be enforced on a month to month lease? If yes, doesn’t that make it a 5 month lease, instead of a month to month lease? We are in the process of buying a house and don’t want to get stuck paying on this lease. Also, our landlord has been negligent in repairing our ailing appliances. Could this be used to get us out of our lease? Thanks!
