if a lease says “tenant agrees to lease on a month to month bases for at least one year” is this a month to month lease or a year. we are trying to get out of it and it has only been 1 month

I have a lease signed back on August 1st 2009 and it extends month to month until May 30, 2010. The lease clearly states that tenant or landlord may end agreement for any reason without cause by providing the other with a 30 day written notice of termination of lease. The lease does not mention anything about paying the remaining months or even paying one month. What am I obligated to pay if the lease does not state the regulations of what should be paid? I know Georgia law states that the tenant is bound by whatever is in the lease, but my lease just says to give a 30 day notice? Now I plan to send my 30 day notice when I send November rent.

Tenants rights when being harrassed by another tenant
My fiance and I live in Glendale, Ca., in a 4 apartment building. Over 1 year ago a new tenant moved in and has been harrassing not only us, but the landlord as well. She was on a 1 year lease, but her lease expired in Oct. of ’06, and she is on a month to month basis. The landlord keeps saying she is planning to evict her for constant harrassment, but has done nothing. This woman is mentally ill, and has been harrassing us constantly.We live directly across from her. She has called the police on us 2 times, and has left us and the landlord disturbing letters. We have contacted the police to see what our options are and they keep telling us it is a civil matter. They also tell us it is the landlord’s responsibility to protect their property and tenants. I feel the landlord isn’t doing enough to protect our rights to a safe living enviornment and we do not know what to do anymore. We have lived in our apartment for over 5 years, and never had any problems with our other neighbors. I think this other tenant has done this sort of thing before, and has called the health dept, & city on the landlord to make her look like a slumlord to protect her place in the apt. 30 day notice when housemates don’t leave and associated fees
I am currently on a month to month lease and have 3 housemates. I gave my landlord a 30 day notice of intent to move. he refused the notice stating that because there were 4 of us living there that all of us would have to give notice and that i am still responsible for the rent and my deposit will not be refunded. how am i responsible for my housemates decision? and also he states that if we find another housemate to move in he will charge a $150 application fee to substitute them on the lease and that they would have to give me my deposit. can the landlord do this?

I live in Atlanta, GA. My lease terminates at the end of September on the 31st. I contacted my landlord at the beginning of August requesting a renewal of the lease. However, the landlord did not respond until last week, saying she would not be renewing the lease. This has placed me in a very bad situation, giving me less than a month to find another place to live. There is a “Holdover” paragraph in my lease stating the lease will go to a month to month with an increase of 125% payment require of the the original rent. However, the owner is requesting that I leave the property by the end of the month. I need at least 30 days or the end of October in order to find another home. What are my options. Do I have to be out by September 31st, what are my rights in the situation according to Georgia Law.
