in april my ex boyfriend and were renting a room on a month to month lease from some of HIS friends who live downstairs and rent rooms upstairs out. anyway my x he told me he would pay aprils rent went to jail a few times for hitting me and became spiteful and didnt pay the rent for the month of april we had already agreed he would pay aprils rent since i paid march rent and now ive paid mays rent as well but am still behind on april and he is in jail his friends my landlord is trying to evict me now even though they have been telling me that they would go to yhe dj’s office to get a court date so that the state service center would pay my late april rent{they only pay rents if its considered an emergency} and i would need an actually court date for them to do that which my landlord has been assureing me they would do and havent now they are giving me a 30 day eviction notice and say i must vacate in 30 days is this legal? it feels like they are doing this because of their friendship with my x what can i do?

I have been in a lease for 15+ years. 9 months ago my lease expired and I assume I am now month to month. My landlord did not inform me of this. I located a new location to move to (new construction) and when I thought I was going to move, I gave 30 days written notice to the property manager (who also happens to be the law office manager of the landlord). I was unable to move when expected and notified the manager again, in person and in writing that I would be leaving. I have now vacated the premises and cleaned the space. A walkthrough was performed with the building super. I have now received notice from the landlord that I did not give notice so I am responsible for 2 more months rent and several thousand dollars of repairs (including repainting). I have maintained the property independently for 15+ years. I have always dealt with the law office manager on issues regarding the property. My question is…do I have to notify the landlord directly or, as has been the case for 15+ years, can I give written notice to the office manager? Also, am I responsible for repainting and refinishing the floors ($5,200)?

My tenant’s one year lease expired on February 2009, she asked me if she could stay on a month to month and not sign a new 1 year contract (because she was looking into buying a house) with the promise that she would give me ample notification when moving out. I said that would be fine, thinking that closing on a house would take some time. On August the 29th she notified me by letter that she will be moving into another apartment and that I could use the “Last Months Rent” as rent for September. I told her that she has not paid me a last months rent, only a deposit and that she would have to pay me for September. She replied that she did not have the money because she gave it to the new landlord. What can I do, she also re-painted one bedroom in a much darker color.

I have a tenant that never signed a lease, they are on month to month,, on a winter rental, my property is a seasonal rental, and as of June 1, i will start losing 1000. per week,,, I have sent a letter, giving the tenants 30 days notice to vacate,, and the time was up in March, and they have no intention of leaving, of course they dont want to leave, they have a great deal on a 2 bedrooom apt. less than one block to beach,,, how do i get them out.

If i send them a certified letter, telling them that thier present verbal month to month lease has ended and as of june 1st , offering a written lease, of 1000.00 a week and if they do not sign it or reply,, can i hold them accountable for the 1000.00 per week until they finally vacate?

Also, when they moved in, i was living on the first floor unit, I have two units, and I did not place thier security in a interest bearing account,, that is ok, right,,

Eviction when house sells
We have rented a house on a farm for over 7 years on a month to month basis; no lease. Landlord has told us in the past that he would sell to us, but just sold the whole farm, including our house, without notifying us before putting it up for sale. He then told us that if he sold the farm w/o the house, we could buy, and if he sold the house too, he would put in the contract that we had 90 days to vacate. He just gave us a letter stating that we have only 50 days to get out, and asked us to sign the letter, which we did not do. Is there anything we can do about the things he has promised us and not stuck to?
