lease responsibility?
I forfilled my lease and moved out. My roomates do not qualify without me and are living there month to month. Am i respmonsible for the apartment if i no longer live there and have not signed a new lease?

Security Deposit return issue
I used to reside in an apartment building, at the time my lease was to be renewed for another year I went on a month to month lease since I would be moving out before the end of the year. We called to advise the office that we would be moving out by 12/15/08 at which time they stated I would not get my deposit back. After several failed attempts to contact them (I have fax proof) to try and find out how much I needed to send them as my final rent payment, I finally received a letter today stating that I now owed them money, however they have my security deposit amount wrong and are charging me for an attorney fee of which I had no idea of. I need to find out if I should pursue taking them to court for all of my security deposit, I can only assume they never put my full security deposit in the bank or they would have the correct security deposit amount and also since I do not know why they are charging me for an attorney fee, a late fee and a court fee since I never went to court or received any notice. I need some advice on how to proceed and if I am entitle for them to show me proof with a bank statement that they had my full amount of security deposit in the bank and what would happen if they did not. Dogs Without Agreement
We live in my apt. building on a month to month basis. When I asked to get a dog, the manager said no. She is now telling the neighbors they must get rid of their dog as well, since they purchased it after moving in. Can she really enforce these rules even though we have no written agreements?

Illegal Garage Conversion
I have a house in Los Angeles with an illegal garage conversion. A ”friend” of mine began renting it from me 3 yrs ago. We signed a one-year lease agreement and it then went month to month. In 1/2008, via email, we extended the agreement until 12/31/2008.
In mid-December, when I finally got him to tell me what his plans were, he told me that unless I paid him big money, he wasn’t going to move out and that he was going to report me to the city. Not only would I have to pay him relocation fees, but I would also get fined and would have to pay to have the conversion brought up to code. A caveat: he is a licensed contractor who moved in knowing that it was not permitted – I have emails attesting to his knowledge.
Not sure where to go: On 1/1/09 should I serve him a 3-day eviction notice b/c the lease is over? Does our email exchange in January stating and acknowledging that the lease is over on 12/31/2008 constitute notification?
The tenant feels that he is due relocation fees under rent stabilization – the unit isn’t legal, is the rental agreement legal?
If I go the route of evicting him b/c the unit is not permitted will I have to pay him relocation fees? Does he have basis to sue me? How much notice do I give if any?

Property Management Agreement
We own rental property and are considering hiring a particular Property Management Company. They have provided me with a draft of their standard contract, which is the California Association of Realtor’s Property Management Agreement (Form PMA, Revised 4/03).
The agreement identifies the contracting party as a Broker, acting as a dual agent (for me and my renter).
HERE’S MY QUESTION:
Does the ”Indemnity” clause (Paragraph 4(D)) expose me to potential liability for illegal or negligent acts by the Broker or any unlicensed employee or subagent hired by her Management company?
