They won’t move
I leased a home for 6 months. After the lease expired, it just became a month to month as the lease was not removed. On December 2006, I informed the tenant in person that I needed the house back as my wife and I where moving back in. I told them that I needed the house by the end of Feb. 2007. I even told them that they did not have to pay the Feb.2007 rent in an effort to help them put a deposit on a new place. On Feb. 27, 2007, I visited the tenants and was informed that they were closing on a house within 10 days. I went back on March 8, 2007 and was told by that the house fell through and were getting another house in 2-3 days due to repairs. I visited them on March 11, 2007 and was told that they were not getting the house until March 20, 2007. They don’t seem to be in a hurry to move. I need the house asap. What should I do next? I feel that they were given enough notice to move and have been living their for free for all of Feb and now March.

Served 30 day notice to terminate rental agreement
I am a landlord whose tenant has fallen behind at least 1 months rent and a week of rent. Tenant lived in rental house under month to month agreement for over 1 year. I mistakenly served tenant with a 30 day notice almost a month ago and now recently realized a 60 day notice should have been served. Can I serve the tenant a 3 day notice to quit as it appears the tenant has no means or intent to pay the rent. Also the tenant is a rookie policeman. Would his employer look at such behavior as negative? What advice would you give me to expedite his removal.
Thanks

Landlord Tenant Law
I have a month to month agreement, and have lived there 2 years.
My landlord is now telling me that I can not store items in my garage or sell personal items from that location. Which I have been doing more frequently as I have been unemployed for 3 months.
He is also telling me that my friends are not allowed to pull into the driveway for the purpose of picking me up or dropping me off. He is saying they must drop me off in the street. Which seems dangerous to me.
The driveway is shared by 6 tenants and only the person who parks next to my garage is complaining. I am not creating a nuisance and no cars are being left unattended.
Do I have any recourse here?

Harrassing tenant skips out before Police come, claims Constructive Eviction
Rented out a room in my house tenant signed a month to month agreement, and verbally advised he would be here 3 months. After moving in I found out he was here working illegally.14 days later he gave notice, and became agressive, yelling and throwing a fit when reminded that move-outs had to be completed at the end of the month. He said he lost his job and could not obtain legal status so he had to leave the country.I asked him to produce some id and he refused. His aggressive, intimidating behavior made me nervous, I called the police,he packed up his stuff and ran out before the police came. 2 weeks later I get a letter from an attorney accusing me of ”wrongful, constructive eviction and breach of the lease.” Also of ”illegal discrimination and harassment in housing accommodations”. Which is completely absurd. They have said that by my asking him to produce id I discriminated on him based on his national origin.Upon leaving he said ”are you going to let me leave” I said as long as you understand that you are leaving at your own discretion” he said yes I understand and I’m sorry it worked out this way. He was gone within 25mins of me calling the police.I just lost my husband 6 weeks ago so any help would be greatly appreciated.Thanks.
