I would like to have my wife sign a quit claim deed for our summer home which I originally inherited from my family. We are still married and do not plan on divorcing, but i would like the comfort of having this property in my name only. Is their any legal value in having this property only in my name? Since it will be in my name only, can any liability incurred by my wife be attached to this propery?

Damages for failure to close contract sale
a person owns a house takes out a mortgage, refinances mortgage with her son. Both are now on deed. Eventually the mother releases her interest in the house to two daughters. Mother dies. Contract to sell house signed by all three children. One daughter breaches sales contract by refusing to close because she does not want any of the mortgage liability taken from her 1/3 interest in the house, her claim she did not sign mortgage. Her interest was acquired via quit claim deed at no cost to her after the mortgages were in place. Do the other siblings have a case against her for breach of contract ? The son has bee left paying mortgage payments and expenses on the house since the breach. Sale should have ended his liability to do so. Can he claim damages against the sister who breached the contract?

My mother recently passed away and there is some confusion as to what would be included in her estate. She left no will. There are 3 living children and one deceased. My mother quit claimed the house to all 4 kids. Her investments are listed to the 3 surviving children except for a money market account that is by estate and her car. Since my sister is deceased is my niece heir to the money market and the car. We have never done this before and want to be fair to all involved.

Mother dies-surviving son sells property- does spouse or children of deceased son have any rights to proceeds from sold property? There was a will with all possesions and properties going to sons or their heirs in the event of their death before mom.
