I’ve rented my townhouse for 6 months. I’ve now bought a house, so have too break the yearly lease. The landlord wants 2 months notice (given), repayment of incentive dollars ($110/= a month in rent reduction payback – agreed), cleaning charges (agreed), AND $2,200/= penalty. Has anyone experienced this PENALTY before ? Is this legal & reasonable ? The fine print on the contract vagely refers to this.

I am in a rental situation and my lease ends on August 31st 2010. On February 3rd at the landlords request I signed a renewal of my rental lease agreement for an additional year to begin on September 1st 2010. Before renewing the lease I had met and expressed my concerns about the noise level in the apartment and the landlord assured me that steps would be taken to remedy the situation. The noise temporarily abated but it has resumed causing me lack of sleep and mental anguish which have negative effects on my work.
I have decided that I can no longer continue to live here. I wish to rescind the agreement for the lease renewal on September 1st 2010. The landlord is not willing to cancel the renewal agreement. What recourse does the law provide me in this case?

Landlord Tenant Law – Parking spot discrepancy
There is a discrepancy between the parking spot I am currently assigned and the spot that was shown to me before I signed my rental lease. I was told by a neighbor that the owners had switched the original spot with another neighbor before moving out. Then agent is not willing to resolve, saying that the lease stated the current spot. However, description on the lease is ambiguous and may apply to both original and current spots. How can I get my original spot back?
