The tenant pays the rent late and she has a dog in my house which I told her to get rid of back in June of this year. she still has not gotten rid of the dog. The home is in Florida. Family member rented room and left property
My sister moved in on a month to month basis (she refused to sign a lease I had given her). She quit paying rent and her half of the bills in May. I informed her that I needed her to move out so another person could move in. She is staying with a friend, but has not removed any of her property and it has been two months. I cannot have anyone else move in because of this. We have no lease, she paid in cash and was never listed as a tenant at my house. Does she have any rights? She is stating it may be months before she will move her property. Thank you.
I have a month to month tenant, (1 year lease expired in Feb 2009).
I have a month to month tenant, (1 year lease expired in Feb 2009). She gave me notice 3 days before September rent was due that she was moving. She told me to use the security deposit as last months rent and did not pay me for September.
I found out that I have failed to abide by the provisions of Fla.Stat. 83.49 waived my rights to make any claim on the security deposit.
Even so, would I be able to take her to small claims court for the rent money. She did not give me a months notice. If so what are my rights.
