3 day notice ot pay or quit
if we recieve a 3 day notice to quit or pay, what is the next step for the landlord? we are wanting to move out, but it will take us 2-3 weeks to give up the property. (Santa Clara, California) will we be put out by sherriff? we have not had any other documents service, no eviction etc.

I got a 3 day notice to quit, on my house that the bank foreclosed on. Im not ready to move yet, how can I fight this to buy some more time

I gave a verbal notice to quit the house I was renting. The landlord was aware that other tenants were sub-renters and were in fact paying the entire rent as I haven’t used the house for over 4 months. The landlord wants all monies from me even though the landlord spoke with the other tenants previous to my verbal notice in regards to signing a new renters agreement without myself included. The landlord was aware that other tenants were on the premises and that I gave official verbal notice to my quitting. I will be Pro Per defending an Unlawful Detainer. There are still other tenants on location. The Landlord wants compounding money daily and I haven’t lived at the location for over 4 months. The Landlord has refused all offers. I feel the Landlord is using me to vacate to premises in order to increase the rent to a new tenant. Although I don’t have a written notice to vacate, I have many witnesses to state that I left and have nothing to do with the current situation. Are there any previous cases I could use in the upcoming court to defend myself. The total amount requested is only $1350.00 so I didn’t want to hire an attorney.

My husband and I had a 6 month lease on a house. Our contract was with a property management company. Even though the owner wanted to sell the house while we were living in it, he and the pmc agreed NOT to show the house for several months. Suddenly, despite our paying our rent promptly every month and being model tenants, we were served with a “30 day notice to quit” by the management company. We also began to be pressured to permit realtors in the house. We finally had to hire an attorney to protect our rights. Do we have a small claims case – both to recover attorney fees from the management company, and also to recover part of our security deposit which was held back incorrectly? This management company claims they have no responsibility – that we can only go after the owner – We feel they acted egregiously, and should be held accountable for their behaviors for harassing us before our lease was up.

Mr.X was renting an apartment for $350.00/mo. The lease provides for a late payment of six percent of the rent due if the rent is not received on or before the 5th day of the month. Mr.C, the landlord failed to deliver a notice in January. No payments was made on March 1, 1999. On March 19,”3 day notice to quit or pay rent” was served on Mr.X. On April 5, 1999, Unlawful detainer action was filed. On April 6, Mr. X offered to pay $350.00.
I need to prepare a letter discussing implications of accepting the offered $350.00.
I must address any issues relating to the pending unlawful detainer action and the remedies that Mr.C may elect to excercise.
