If a person has signed a formal lease agreement with an apartment complex for 13 months for a set amount including rent and tax – if the taxes increase in the city during the 13 month lease – Can the complex raise the rent on the resident or does it have to remain at the contracted amount with the calculation of rent and tax as it was when signed?

My husband made a will 2 years before we married. He named his friend as power of attorney and to handle the will in the event of his death. Since we are n ow married, he thinks the will will automatically go to me as his spouse, that I will get everything but in the will it says nothing about if he remarries. It all goes to his friend. It states, if I am with a woman, and have been for over 3 months, she can stay in the home and sraw $1000. a mo. as long as she lives in the home. If she moves, it goes to his friend to be sold. He just had a heart attack, he survived but I am scared as his friend hates me and would have no problem putting me out in the street. What can I do?

Stolen Vehicle Situation
I recently sold a custom non-registered non-titled expensive recreation vehicle that was later found to be stolen by the buyer. I was given a full bill of sale from the person I made the purchase from (It sounds like they may have been a victim as well) and have been cleared of any wrong doing by the authorities on my part. The buyer is now looking to sue me in a civil court for the full purchase price to recoup his cost since the insurance company has the right to the vehicle since the insurance claim was paid out to the original owner who reported the vehicle stolen. What are my options and what would be the best attorney to represent me? The detective in the case told me it is difficult for the buyer to pursue these sort of cases and get a judgment. Is this true in your opinion? I live in the Phoenix area and may require representation. Thank you for your consideration.
