I am currently living in someone’s basement renting from them. The land and house that I lived in was bought by another couple and they are terminating the lease; we have to move out by may 31st. I found out april 25th so I am trying to move out tomorrow. I told my landlord today and he said i broke the lease which was month to month is that the case? how did i break the lease if we already have to leave anyway? am i supposed to stay for the month of may or can i leave and only pay for the days i was here?

When you are renting premises on a month to month basis, you have to give 30 days’ notice in order to legally terminate the lease. This applies to both the tenant and the landlord. So if the landlord came to you on the 25th and said you have to move out by the end of April, you could legally refuse, since you didn’t receive the required 30 days. In this case, you didn’t give notice by April 1, so you are obligated to pay rent for May. The premises are available to you for all of May, and the fact that you were given notice to vacate by the end of May doesn’t entitle you to break the lease early.
