Defalt of Sales Agreement
On Nov 8 03 a sales agreement was signed between me and a purchaser of my mobile home. The mobile home was to be paid for in full and removed from our property by 11/27/03 as we were to start building our home on property. As of date the mobile has not been removed and we have only collected 1/2 of the money due to us. Purchaser signed a contract stating it had to be moved by 11/27/03 and that once said property has begun the prep for removal that the contract could not be voided and that she is responible for all damages that occure to the mobile. We have verbally extended her date to remove mobile to 1/27/04 as she was having some personal problems. It is now Feb.the mobile is still on the property. I have tried for 2 weeks to contact purchaser via phone to discuss the issue, she has not returned the call. I have a church interested in the mobile for a homeless family, I am willing to donate it to them as I am tired of messing around with this. I am living with family memebers, paying storage fees, and waiting for my house to be built. I am asking if I am obligated to return her deposit before giving the mobile to the church. Or if I can keep it for all the headaches, damage etc….

My Roommate has a mortgage that she pays through Wachovia and still owe $17K, she has to get out of the park by February 28-09, mobile homw is too old to be moved. She has perfect credit and doesn’t know what to do? Pls advise……

A land home package with a mortgage broker arranging
the financing. In order to make the loan. The mortgage
broker had a mortgage company to accept the loan.
Heres the kicker the mortgage company would only go 75% of the asking price. The seller (a mobile home dealer) then took out a (imaginary 2nd mortgage of 25%) thus after raising the price 25% the seller got their full asking price the mortgage which was never even supposed to be recorded was. And after I moved in I was supposed to sign a covenant(never mentioned before. this was all to be taken care of at refinance
after 1 year but was not because mortgage broker Now
couldnt get re-finace accomplished mobile home dealer
got money 100% of asking price mort broker got money
2600.00 at closing and eventually i had home foreclosed on 2 years later. It has been over a year
since we moved out and it still hasnt sold for mortgage company is demanding judgement after all said and done… What are my options I would love to
dig in their pockets like they all did mine. Bear in mind this is the short version thank you..

My mother just past away. My father prepared a Revocable Living Trust Agreement. He lives in the State of California. Once the Trust has been signed and notorized does it need to be filed with the State of California? If so, where will it be filed? Does each of his assets (Bonds, CDs, checking, savings, grant deed on the house and mobile home, etc) need a copy of the Trust so that asset can be added to the Trust?

We recently purchased 7 acres from my husband uncle. They had a verbal agreement that anything he was taking would be gone in 30 days. His uncle has moved away and left a double wide home there. The home is going back to the mortgage company. We sent the mortgage company a letter regarding a storage fee. Is this legal since the home is still on our land? If so how much can you charge then until they move it? The land papers were signed in Oct. 2007. Storage fee would have started 30 days after that.
