Landlord verses tenant
My last tenant skipped out on 2 months rent, ended a 1 year lease agreement, stole a new stove from the property and used a bogus lease and forged our names to get the utilities turned on. I went to court and had a judgement put on her for the 2 months rent. The courts will not garnish wages until I find where she is working. I was told by the court, if I did not have a witness that saw her steal the stove, even though she was the only one with the keys, that she could come back on me and file a suit of slander. My question is, should I go ahead and file the suit for the stove($500) and can I take her for the whole year lease? She keeps doing this to landlords and getting away with it. I want her stopped! Should I write to the Attorney General in my State with all the info to see if I can get something done? Doesnt seem like the courts are going to help the good guy. She has played the system and knows that she can keep getting away with scamming good people . Would appreciate any advice.

    You may seek the additional loss of the value of the stove, and maybe for any of her utilities that you paid. However, you may be vulnerable to adefense motion for not b ringing these claims in the original suit.
    If you have a judgement from the limited actions court, you may bring the debtor into court to tell you where she works and banks under oath. It may be better to have an attorney do this for you. Good luck
