power of attorney
Currently my sister is power of attorney for our mom. Both of us want to
include me on this durable power of attorney.
1) Is that possible to have 2 POAa? If so can we make that both signatures are
required to validate certain aspects
2) Do you know of any literature an forms for this type of modification?
Also I am interested in finding a lawyer in st. louis that I could go see and/or
use over the internet with questions.
Ex-girlfriend named in will
My father, who is dying, named his ex-girlfriend as the trustee/beneficiary of his estate, along with my brother & me. She hasn’t lived in his house in over 6 years, but the will states that she can live in the house until she dies but she is responsible for the payments. My brother & his family were living there with my dad. Is there any way to have her removed from the will? I believe she has ”durable power of attorney” too. Since she’s not a part of his life anymore is there anything we can do to change this?
Durable Power of Attorney 3rd party protection
I am my mother’s power of attorney. She has a section entitled ”Third Party Protection”. My sister has been giving me a bit of trouble, and I was wondering if this section protects me from any action from her.
The section also states:
In no event shall third parties have any duty to inquire into or question the propriety of any act of my attorney in fact.
Durable Power of Attorney
As my mother’s durable POA, may I appoint a successor in case something happens to me?
The document reads:
…and in connection therewith to exercise general powers to do the following:
17. Successor Attorney in Fact:
To appoint a successor attorney in fact with general powers to act hereunder, including, the power to appoint a successor; and from time to time to delegate any powers and authorities under this Durable Power of Attorney.

Thelma lives in Brea, Ca, she will be signing POA to daughter in Cypress, Ca and also daughter in Santa Maria, CA. Thelma will be moving to Santa Maria after POA is signed. Her real estate property is in Brea. She will be completing change of address with post office to Santa Maria. What county should POA be recorded in or should we have a separate POA for each daughter in each different county?
