Broken Rental Lease
My son moved in and signed a lease with a couple. A couple that moved out was destructive to apt and leaser did not inspect apt before son moved in. The remaining couple had domestic fights and damaged apt. One half of couple moved out and left my son and other to pay bills. My son was giving monies to person and she was not paying bills. The lease was broken 2 months and total fees in court for damages and rental totaled 6000.00. I contacted leaser to offer settlement of one third of cost but was told they are all held responsible till 0 balance. We know other parties will not pay. What course of action may we if any. We live in the Commonwealth Of VA.

Your son could continue to refuse to pay anything to the landlord beyond what the two of you apparently regard as his proper share(although you might want to consider offering one half instead of one third in settlement, but if the landlord refuses to accept it, your son could then wait until he is sued and then present his evidence to support his arguments before the court as to why he should not be held liable for the entire amount claimed by the landlord.
