I recently put up our mobile home for sale in florida. someone called us and said they were very interested and asked if they could send us a deposit to hold the house for one week – until they could get a flight to fly and see it. we said o.k. then they called back and said they needed us to hold it for two weeks for them to get there – we advised them also that the price was firm and they never quibbled – they sent us a 500 deposit in a check and we told them on the phone it was non-refundable. when they got to the home after we held it for 2 weeks for them – they did not give us an offer or say they wanted the home – only said it was not worth what we were asking and wanted their money back. we said no – and that we held this property up for two weeks for them and told them it was non-refundable. they now sent us a certified letter stating we had 15 days to return the ”good faith” deposit to them – as they gave us an offer that we would not consider – and they have spoken to a lawyer and were told that it was illegal for us to keep and cash their money – please advise

We own a double-wide mobile home (we hold the title) that sits on a rented lot. Someone wants to purchase the MH by putting X amount of money down and then pay us the balance over the course of a year. How do we go about this? What forms do we need? Do we still hold the title until the balance is paid off? Who is responsible for the taxes? Any help you can provide in the process would be appreciated. Thanks!

I live in a 55+ MHPark the park owner is a hitler who violates many of his own prospectus rules, arbratraly enforces his prospectus and many other things. He makes it very very diffacult to sell your home. approxmately 40/45% of the homes for sale are because the people are tired of him. He is very good at raising the lot rent, being a bully, and and having you pay for his maintenance charges. There have been several mobile homes that were sold but after the buyers met with him just walked away from the sale and never even wanted to speak again to the sellers. Now if this continously happens to me I plan to sign over the home to him after I rip out all the improvements I have made.Since I am not filling any type of claim what so evev and I own it 100% what type of recourse if any can happen?

Need to know information about whether consumer can request and be granted right to have a contract voided within three days of signing. Specifically a contract was signed for purchase of mobile home. Sales person indicated that purchase included homesite, set up delivery, hookups etc. However after signing contract and recieving copy, found written contract did not match oral promises. Written contract contained many additional significant costs and obligations of consumer. Sales person was contacted next day and refused to void contract stating he does not operate under real estate law but rather operates as motor vehicle dealer and contract is binding. Please advise as my understanding is that under florida law all contracts can be cancelled within three days by either party. Sent certified mail requesting voiding of contract as well.

My son financed a mobile home since 1996. The trailer sits on my land and my name is not on the notes. I have been living in the trailer with my son the whole time. He was paying the note and more for years. Because he was paying more than the note he just paid each month and didn’t pay attention that the note had ballooned to much more than he was paying. He hasn’t paid a note in months. I understand that they now own the trailer, but since I’m still living in it do they have to give me an eviction notice?
