Relocation fee
I am going to be paid a relocation fee b/c my apt is being turned into a condo–i am on month to month. My original lease has my name on it as well as my old roomate. He has not lived in the apt for 4 years and we never signed a new lease–and his name was never taken off. The landlord just called to ask if he still lived there…will I still get the full relocation fee or will they write 2 checks? What are the laws about a lease with 2 names on it if one person has moved out of the state?

I do not practice in a rent control area, and, have no reason to learn that area of the law. You may wish to look up rent control on the net, as there are several websites to search though.
As to your other question, a lease is a contract, and the landlord probably was in no hurry to have a new lease signed, because your roommate was a cosigner (had you defaulted). I do not know of any law requiring a change in a contract, because one of the parties has changed jurisdiction.
