If you are the vendor (seller) and he fulfills the requirements of the vendee (buyer) as described in the contract, you must transfer the title to him. If you don’t, he can have a court order you to do it and probably charge you for some of his legal fees.
If you are the buyer and you fail to make the payments required in the contract, he can do strict foreclosure, which means he cancels all rights you had under the contract and keeps any money you’ve already paid. He has the alternative of suing for breach of contract and getting a judgment against you for the amount required to be paid under the contract.
