My fiance moved into our home 12 years ago (I have not been in it that long) with a verbal agreement that after 12 years the deed would be signed over to him. He did, however, sign a rental contract. At the completion of the 12 years, he was told he had just been renting all along. We have made some improvements to the property. The owner has also replaced the roof, air conditioner and had the house painted. No other improvements have been made by the owner. We have also contacted them in writing to make an offer, but have gotten no response in 3 months. We still want to own the home, but are not sure what steps to take next. Do we have any rights in this matter?

    Hooks v. Bridgewater is the Texas case on verbal contracts to sell real estate. They are generally not something a court enforces. You are very likely out of luck, especially since there was a lease agreement. Ask what the owner wants if you buy the house.
