60 Day Notice to Vacate
I am disabled and have lived in the same mobile home park in California for nearly9 yrs. My disability check was changed from the 1st of the month to the 14th., so I have paid late every month since this happened. I discusssed this with the manager and sent her a confirmation letter nearly 2 yrs ago. I always pay the full amount (plus 10% late charge) and add a bit towards the next month if I am able. I most always have a credit balance when I receive my statement. Per my billpay acct., the past 26 months have been paid on (or after) the 14th. (plus additional handwritten cks.). On 8-13-07, they tacked a 3 day AND a 60 notice on my door. I am panic struck! Manager has not returned my calls and I cannot afford to lose my home. PLEASE HELP!!!!!

I assume you paid your rent this month on August 14. The manager is a cheap**&&%% (add your own off-color word), since in most situations like this, they will switch your due date.
I don’t have any good news for you, panic struck or not.
The landlord has a right to ask you to vacate, and you have the same right, that is leave if you don’t want to stay.
Unless you can show discrimination, i.e. you are being asked to leave because of race, color, ethnic origin, sexual preference, etc., this is perfectly legal.
Manager doesn’t have to return your calls. Stop panicking, and use the next seven weeks to find a new home.
